How We Turned the Ascend Pinegrove Maker's Fair & Open House into an Unforgettable Experience

When it comes to property marketing, standard property tours simply don't have the same magnetic pull they used to. Modern renters are looking for a genuine sense of community before they even sign a lease. That is exactly why the recent Maker's Fair & Open House at Ascend Pinegrove was such a massive success. We transformed a traditional open house into a vibrant, interactive festival that effortlessly blended resident appreciation with powerful lead generation.

Taking place on a crisp Saturday morning in La Plata, Maryland, this two-hour activation brought the Ascend Pinegrove property to life. The goal was to create an atmosphere where current residents felt valued, while prospective renters could seamlessly explore the community, ask questions, and experience the neighborhood vibe firsthand.

For property managers and commercial real estate directors, hosting an event of this scale can often seem daunting. Logistics, vendor coordination, and day-of execution take significant time away from leasing goals. That is where our experiential marketing team stepped in. We handled everything from concept to cleanup, delivering a turnkey event solution that allowed the Ascend Pinegrove leasing team to focus entirely on building relationships and giving tours.

Here is a look behind the scenes at how we brought the Maker's Fair & Open House to life, and why experiential community events are the ultimate tool for driving property foot traffic.

Designing a Hybrid Community Experience

The magic of the Ascend Pinegrove event was its dual-purpose audience. We needed to create an environment that felt like a private resident perk, while simultaneously serving as an inviting public open house.

To achieve this, we focused on high-engagement, interactive stations that encouraged guests to linger.

When attendees stay longer, leasing teams have more organic opportunities to initiate conversations. We strategically placed our activations throughout the clubhouse and outdoor spaces to naturally guide guests on a self-paced tour of the property's premium amenities.

Curated Make-and-Take Activations

Interactive "make-and-take" stations are a fantastic way to create lasting memories. Guests do not just walk away with a branded flyer; they leave with a custom item they made themselves, associating that positive experience directly with the property.

At Ascend Pinegrove, we featured three highly popular stations:

Hands mixing liquid in a jar with a pipette, surrounded by amber bottles and test strips labeled "Watermelon Sugar" and "Cashmere," on burlap.

  • Foaming Sugar Scrubs: Guests blended their own one-ounce sugar scrubs to take home. This activation brought a touch of spa-like luxury to the clubhouse, completely managed by our dedicated VVS Event Squad.

Colorful straws in a black holder, labeled "CAnE Mixers", beside bottles of mixers in orange, yellow, and red, with water bottles in the back.

  • Craft Sodas: Hosted by the talented team at Cane Mixers, this station allowed attendees to sample elevated, fresh juices and customize their own craft sodas.

  • Succulent Pot Painting: Located near the cozy banquette seating, guests received terracotta pots and acrylic paint pens to design their own miniature planters. Afterward, they selected a live succulent to pot and take home. This family-friendly activity was a massive hit and added a beautiful pop of greenery to the event.

Entertainment and Bites for All Ages

No community event is complete without the right ambiance. We brought in a live DJ to keep the energy high with upbeat, family-friendly music. To keep guests engaged throughout the entire two-hour window, the DJ hosted a highly interactive Flash Mob Bingo game. With new rounds starting every fifteen minutes, families stuck around longer to play, laugh, and win prizes.

Food and beverage stations were designed to feel both comforting and elevated. Blended Bakery provided a stunning spread of savory and sweet lite bites, from spinach and feta pinwheels to peppermint double chocolate chip cookies. We also set up a hot chocolate bar and coffee service, perfectly complementing the outdoor fireside s'mores station where guests gathered around the property's fire pits to roast marshmallows.

For the younger attendees, a Bubble Pop moon bounce provided endless entertainment on the lawn, ensuring that parents could relax and chat with the leasing staff while their children played safely nearby.

Driving Property Engagement with Experiential Marketing

Real estate decision-makers understand that foot traffic is the lifeblood of property growth. However, simply putting up a balloon arch and an "Open House" sign rarely yields the desired return on investment.

By activating the space with a Maker's Fair, Ascend Pinegrove elevated its brand perception. Prospective residents did not just see a clubhouse; they saw a thriving, connected community. They interacted with happy current residents, enjoyed premium food and entertainment, and experienced the property's lifestyle firsthand.

Our VVS Event Squad was trained with specific behavioral goals: be enthusiastic, keep the areas impeccably clean, and smoothly direct any property-related questions straight to the Ascend Pinegrove leasing team. This seamless handoff meant that our team handled the crowd control, the vendors, and the trash, while the client focused entirely on closing leases and building rapport.
