There’s something undeniably special about that first real chill in the air—the kind that signals the holiday season has officially arrived. On November 29, 2025 and December 20, 2025, Downtown Silver Spring didn’t just welcome the cold weather; we welcomed the community with open arms for our "Holiday Majic" activation.
For property managers and retail marketers, the goal of any seasonal event is twofold: create a memorable experience that resonates with the community and drive tangible foot traffic to tenants. It sounds simple, but the magic lies in the execution.
At VVS Events & Marketing, we live for these moments. We love taking a brisk afternoon on Ellsworth Drive and transforming it into a hub of warmth, excitement, and retail engagement. Here is a look behind the scenes at how we brought the holidays to life, the results we achieved, and why activations like these are vital for commercial real estate success.
Setting the Scene on Ellsworth Drive

The day started with a crisp breeze—about 50 degrees with a few gusts of wind—but the atmosphere was anything but cold. By noon, the heart of Downtown Silver Spring was glowing. We designed the footprint to be an immediate visual draw. Classic Christmas décor, cheerful snowmen, and festive signage acted as a beacon for families and shoppers passing by.
We saw around 1,000 onsite impressions, with curious passersby stopping to wave at Santa or snap a quick photo of the setup. However, the real success metric was the 300 guests who fully engaged with the experience—staying to play, craft, and shop.

The setup was designed to be a "sticky" experience. We didn't want people just walking through; we wanted them hanging out. Children gravitated toward the craft tables to color snowman-themed pages and write their very serious letters to Santa, giving parents a moment to relax and take in the surroundings.
Driving Retail ROI with Strategic GWP
A pretty event is nice, but a profitable event is better. One of the core components of the "Holiday Majic" strategy was a Gift-With-Purchase (GWP) activation designed to directly support the local tenants.
We implemented a reward program where shoppers who spent $75 or more at select retailers—including Ace Hardware, H&M, Loft, Men's Wearhouse, Nike Unite, Ulta, and Uniqlo—received a $20 Nike gift card.

The results spoke for themselves. By the end of the two-hour window, we had nearly exhausted our supply, with only six gift cards remaining.
This wasn't just about giving away free money; it was about incentivizing behavior. Guests told us directly that they were "grateful" for the event and that they were heading straight into stores to use their gift cards immediately. One shopper mentioned, "I wish I would have known about this event before today... I will definitely sign up for future alerts!". This is the power of experiential marketing. It turns a passive visitor into an active buyer and a loyal subscriber in a single interaction.
Community & Tenant Integration
For an activation to feel authentic, it needs to involve the neighbors. We were thrilled to partner with BurgerFi, who set up a tent near the stage to provide free hot chocolate. On a chilly 50-degree day, this was an absolute crowd-pleaser. It offered a moment of comfort that kept families in the footprint longer.


Entertainment was another major engagement lever. Our DJ didn't just play background music; they hosted interactive games that kept the energy high.
We also had a fantastic pivot moment regarding prizes. Originally, we had a specific set of giveaway materials, but due to a logistical shuffle, we utilized a box of branded items provided by Nike.
This turned into a huge win. The crowd loved the Nike-branded pens, stickers, rubber bracelets, and drawstring bags. It was a great lesson in adaptability—sometimes Plan B ends up being exactly what the crowd wanted.
The Star of the Show: Santa and the Family Date Contest
No holiday event is complete without the big guy in the red suit. The Santa Photo Op was the centerpiece of the event, providing that classic, shareable moment that families look for.
Beyond the photos, our Guest Services team acted as Brand Ambassadors, encouraging attendees to enter our "Holiday Family Date Grand Prize" contest. By texting ‘HOLIDAY’ to our dedicated line, guests were entered to win a package including movie tickets and dining gift cards.
